What is design build?

Design build is a project delivery method in which one company manages both the design and construction of a project. Instead of hiring an architect or designer separately and then selecting a contractor, the homeowner works with one coordinated team. That team may include designers, architects, project managers, and tradespeople.

The main advantages are simpler communication, fewer gaps between plans and construction, earlier budget feedback, and one party responsible for coordinating the work. Design build can also reduce delays caused by redesigns or disagreements between separate firms.

However, homeowners should still review the company’s design credentials, construction experience, contract terms, allowances, schedule, change order process, and warranty before signing.
